Types of Senior Property Tax Benefits

Senior property tax benefits fall into three categories: exemptions (reduce taxable value), freezes (cap your tax bill), and deferrals (postpone payments). Most seniors qualify for at least one; many qualify for two or three stacked on top of each other.

The most valuable combination in the US is in Texas: a $200,000 school district exemption plus a school tax freeze. A Texas senior with a $400,000 home who applies in 2026 will both reduce and lock their school taxes — potentially saving $4,000+ per year indefinitely.

Income-limited programs offer additional benefits for seniors with moderate incomes. Illinois's Senior Freeze and Florida's additional exemption are only available to seniors below specified income thresholds, but they can add significant additional savings on top of basic exemptions.

Do income limits apply to all programs?

No. In Texas, the basic homestead and over-65 exemptions have no income limits. Income limits apply to Illinois's Senior Freeze ($65,000), Florida's additional senior exemption ($36,614), New York's Enhanced STAR ($107,300), and California's postponement program ($51,000).

What if my state is not listed?
